Before you buy your New Home, make sure to call UBER REALTY first. "New Home Representatives" are professional sales people who always represent the builder. You the buyer must have an UBER REALTY professional on your side with your best interests in mind.

8. May be wired for today needs
9. New building materials: no asbestos or lead paint
10. Construction and appliance warranties typically apply
11. Many builders offer special financing programs and incentives
12. Builders can give great incentives and price reductions to move             inventory
13. New communities usually offer recreational facilities and amenities
14. Community architectural controls and covenants can protect your          property values
15. Newer homes are generally more desirable- therefore better for future     resale


CONS
1. Construction delays may occur and usually do occur
2. New homes can cost more because of materials & labor costs
3. Resale may be difficult until construction is completed in the entire   community
4. Construction can pose problems until the community is completed
5. May contain HOA fees
6. Often trees and shrubs are not as established


EXISTING HOMES

PROS
1. May have better quality workmanship
2. Window treatments and fixtures are often included
3. Mature trees and established landscaping
4. Unique architectural elements
5. Fixer-uppers can provide a great investment opportunity
6. If it has been renovated, can have the same features and benefits           of a new construction home

CONS

1. Generally less energy efficient, so more costly to heat and cool
2. Past renovations may not meet building codes
3. Building materials may be harder to match or replace
4. May need expensive repairs or renovations etc.
5. Does not come with warranty unless bought or provided
