Look at the property, relevant sales, current competition, buyer alternatives and the facts that could affect the transaction.
2. Explain the Choices
If more than one reasonable path exists, explain the advantages, disadvantages, costs and risks of each one.
3. Put Money in Dollars
Percentages can hide the size of a decision. When useful, show what the fee, concession, repair or price change means in actual dollars.
4. Give a Recommendation
Jim will tell you what he recommends and why. You should understand the reasoning well enough to decide whether you agree.
The better result is that you understand the decision well enough to explain it yourself.
