Eglin Air Force Base anchors all three markets. Niceville sits north of the base. Fort Walton Beach sits west. Shalimar sits in between. Hurlburt Field adds another large employer about fifteen minutes west of FWB. The buyers feeding all three cities are largely the same group: military families on PCS orders, civilian Eglin and Hurlburt employees and contractors, retirees relocating from the Midwest and Northeast, and local families trading up or down inside Okaloosa County.
What changes is what those buyers will pay for the same square footage in each market.
In Niceville, the median home sale runs around $455,000 per recent Emerald Coast Association of Realtors data. Bluewater Bay carries higher numbers driven by golf-course and waterfront premiums. Deer Moss Creek runs new-construction premiums. Older interior subdivisions run lower.
In Fort Walton Beach, the citywide median runs $325,000 to $347,000 depending on the data source and time period. Kenwood, with its larger lots and renovated mid-century homes, runs around $370,000. Waterfront and bay-adjacent properties run a different conversation entirely.
In Shalimar, the spread is wider than either of the other two cities. Poquito Bayou alone closed sales from $325,250 to $900,000 over twelve months. Lake Lorraine, Shalimar Point, and the Port Dixie area each run their own pricing rules. Median is the wrong number to lead with in Shalimar. Subdivision-level comps matter more.

Shalimar
Shalimar runs on subdivision-level pricing more than any other city in the region. Poquito Bayou alone produces a $574,750 spread between low and high sales inside one neighborhood of about a dozen blocks, because interior lots and waterfront lots are different products and should not share comps. Lake Lorraine, Shalimar Point, and Port Dixie each bring their own pricing rules. About half of Shalimar sits in a flood zone, which adds insurance and disclosure considerations every seller needs to address before the listing goes up.

Fort Walton Beach
Fort Walton Beach sits within ten to fifteen minutes of both Eglin AFB and Hurlburt Field. The citywide median runs $325,000 to $347,000, with neighborhoods like Kenwood running higher for renovated homes on larger lots. Waterfront and bay-adjacent properties run their own conversation entirely. The market is more balanced than it was in 2021 and 2022. Pricing accuracy from day one matters more than it did.

Surrounding Areas
Uber Realty also lists homes in the broader Okaloosa County area. Valparaiso shares a school district with Niceville and houses Raiders Landing along with other newer-construction neighborhoods near the base. Bluewater Bay sits inside the Niceville footprint with its own gated villages and 36-hole golf course. Crestview, Navarre, and parts of Destin see occasional listings, usually for sellers who already know the model and want it applied to a different market.
