Sell Your Home Without Overpaying for the MLS You'd Get Anyway
Niceville, Shalimar & Fort Walton Beach sellers keep more equity with three broker-direct listing options
Summary Answer: Uber Realty LLC, owned and run by Broker Jim Whatley, lists homes on the same MLS and reaches the same buyer pool as a traditional 5–6% brokerage, for a 1% or 2% listing fee, or one flat fee. You pick how involved you want to be. Jim, not a team or a call center, handles the pricing, negotiation, and closing either way.

1% Listing Option
This is the leanest fee structure Uber Realty offers, and it's built for sellers who don't mind handling a few things about their own home.
Who it's for: Sellers who are comfortable managing showing access through ShowingTime, filling out their own seller disclosure, and pulling together basic property information (roof age, HVAC age, HOA docs if applicable). If you can handle those, there's no reason to pay more for a broker to do it for you.
What's included: Everything that actually requires a Florida broker license:
Pricing strategy based on sold comps, active competition, and buyer demand, not a guess or an algorithm
Pre-listing guidance on what to fix and what to leave alone
Professional photography and 3D tour coordination
Full MLS entry, listing remarks, and syndication across major buyer-facing sites
Offer review with a plain-English seller net sheet on every offer
Negotiation support through inspection, appraisal, and repair requests
Contract-to-close coordination with the buyer's agent, title company, lender, inspector, and appraiser
Direct access to Jim, the broker, not an assistant or transaction coordinator
How equity is saved: On a $500,000 sale, the 1% option runs $5,000 in listing fee versus $10,000 at 2%, before buyer-agent compensation. The MLS doesn't check your listing fee before deciding whether to expose your home to buyers. Pricing, presentation, and negotiation sell the house. Those don't cost more because a brokerage has more overhead.
2% Listing Option
This is the option for sellers who want the transaction handled, not managed by them.
Who it's for: Estate and inherited property executors, sellers who are already relocated, sellers navigating divorce or a major life transition, and anyone who's simply out of state or out of bandwidth. Jim has closed sales for sellers who were 1,000 miles away before the sign went in the yard. You still use ShowingTime and see every showing request come in, Jim just handles the coordination and scheduling around it.
What's included, on top of everything in the 1% option:
Coordinating home preparation and repair work, drawing on Jim's network of vetted handymen, landscapers, HVAC companies, plumbers, electricians, and painters
Managing showing scheduling and logistics through ShowingTime, so you still see when your home is being shown, Jim just handles the back-and-forth
On-site oversight for inspections and appraisals
Full remote-transaction management, including mail forwarding and vacant-property maintenance coordination for out-of-state sellers
The math: On a $500,000 sale, the 2% listing fee is $10,000. If a seller also offers a common 2% buyer-agent compensation, that's a 4% total target, still well under the 5–6% a traditional brokerage typically asks. You still make every decision. Jim carries the execution.
Simple Fee Payment Option
The commission was never about the work. A $400,000 home and a $900,000 home get the same photography, the same MLS entry, the same showings and negotiation and closing calls. A percentage-based fee scales with your price. The work doesn't.
How it works: One flat fee covers a full 180-day listing term with full marketing and full service included from day one.
Pay upfront: $4,000 at signing. Covers the full term, start to finish.
Pay later: $5,000 due at closing if the home sells during the term, or on day 180 if it hasn't.
This is a fee for service, not a commission. It's earned by the work performed over the term, not contingent on a completed sale. If the home doesn't sell in 180 days, the work was still done, and the fee is still due either way it's structured.
Who it fits: Sellers whose home is priced high enough that a percentage climbs past what a flat fee would cost, and sellers who'd rather know their exact number on day one with no math to double-check later.
Buyer-Agent Compensation, Clarified
Across all three options, buyer-agent compensation is a separate, negotiable business decision, not a legal requirement and not part of Uber Realty's listing fee. Since the NAR settlement took effect in August 2024, buyer-agent compensation offers can no longer be advertised on the MLS, but sellers can still offer it privately as a negotiated term. You can offer 0%, 1%, 2%, or any amount. Jim walks through the strategic tradeoffs for your specific home before you sign anything, and you see the net sheet before you decide.
Why Work Directly With the Broker-Owner
Jim Whatley has held his Florida broker license since 2006 and founded Uber Realty in 2007. He has completed hundreds of transactions in Okaloosa County, through the post-2008 collapse, the military relocation cycle, the pandemic surge, and the correction after it.
Most agents hand you off to a transaction coordinator or a listing coordinator working multiple agents and multiple properties at once. At Uber Realty, there's no hand-off. Jim is the one pricing your home, reviewing your offers, and managing your closing, on every option, every time. That matters most on the details a county-average algorithm misses: Bluewater Bay doesn't price like Rocky Bayou, and a Deer Moss Creek home doesn't compete like a Niceville waterfront.
FAQ
Is the 1% listing option full service?
Yes, the 1% option is full broker representation, not a discount version of it. You get pricing strategy, MLS exposure, photography coordination, offer review, negotiation, and contract-to-close management from Jim directly. The only difference from the 2% option is that you personally handle a few tasks about your own home, like showing access and basic paperwork, instead of Jim handling them for you.
What is the main difference between the 1% and 2% listing options?
The main difference is who handles the day-to-day logistics, not what gets done. Both options use the same MLS, reach the same buyer pool, and include the same pricing, negotiation, and closing management. The 1% option asks you to manage access and a few basic tasks; the 2% option puts Jim on that work so you stay hands-off.
Do I still need to offer a commission to a buyer's agent?
No, buyer-agent compensation is optional and fully negotiable on every listing option. It's a business decision based on your home, your price point, and current buyer demand, not a requirement tied to any listing fee. You can offer 0%, a set percentage, or anything in between, and Jim reviews the tradeoffs with you before you list.
How does Uber Realty get my home on the MLS?
Your home gets the same full MLS entry and buyer-site syndication regardless of which listing option you choose. That includes professional photography, a 3D tour, complete listing remarks, and exposure across the major real estate sites buyers already use. The listing fee changes how you pay for the work. It doesn't change how visible your home is to buyers.
Why pay less commission in Okaloosa County?
Because the MLS, the buyer pool, and the closing process don't cost more just because a brokerage charges more.
Florida law sets no standard commission rate, and pricing, presentation, and negotiation, the things that actually sell a home, are broker skills that don't scale with overhead. A lower fee only pays off when the strategy behind it is solid, which is why Jim reviews your specific numbers before you sign anything.
Ready to See Your Numbers?
Three options. Same MLS. Same buyer pool. Same broker from the first call to the closing table. Which one fits depends on your price point, your timeline, and how involved you want to be, and most sellers aren't sure until they see the numbers side by side.
