Under Uber Realty's current service model, the same core pricing guidance, professional marketing, MLS participation, offer analysis, negotiation and transaction guidance apply.

The real question is whether you need Jim to spend additional time physically managing things at the property.

Exact service scope, payment timing, cancellation obligations and other terms are controlled by the current written agreement. Third-party labor, repairs, materials, cleaning, maintenance and vendor charges are separate unless specifically stated otherwise.

What Are You Paying More For?

Not a Different MLS A 2% listing does not get access to a special second MLS that the lower-cost options cannot use.
Not Better Core Marketing The 2% Option is not a premium photography or premium MLS package.
Not More Important Negotiation Your offer does not become less important because you selected a lower listing-side fee.
More Physical Property Involvement The main reason to choose 2% is that the sale requires more of Jim's time physically dealing with the property.

Examples of Additional Property-Side Work

Vendor Access

Someone may need to meet a contractor, provide access or help coordinate work at the property.

Vacant Property

An owner who has already moved may need reasonable local property checks or additional physical help.

Inspection, WDO & Appraisal

In-person attendance may be useful when the circumstances justify it.

Property Coordination

Repairs, clean-out, flooring, maintenance or other physical issues may require more local involvement.

The Uber Realty rule:
Start with the lowest-cost listing option that fits the work your situation actually requires.

What Would the Listing-Side Fee Be on a $600,000 Sale?

This is an illustration only. It helps show what the choice means in money.

Simple Fee $4,000 Using the upfront structure.

$5,000 if using the pay-at-closing structure.
1% Option $6,000 1% of a $600,000 final sale price.
2% Option $12,000 2% of a $600,000 final sale price.
On this example, the difference between the 1% and 2% Options is $6,000.

If the sale genuinely needs the additional hands-on property help, that may be money well spent.

If you do not need that help, ask why you would pay for it.

Which Option Fits?

Start With Your Situation

“I live in the house and can handle routine access.” You probably do not need substantial property-side involvement.

Start by comparing Simple Fee and 1%.
“I want a fixed-dollar listing-side fee.” You want the same core scope as the 1% Option without tying the listing-side fee to the final sale price.

Start with Simple Fee.
“I have moved and someone needs to handle things at the house.” More physical property involvement may be worth paying for.

Day 15 is a review date. It is not an automatic price-reduction date.

Keep the Money in Separate Buckets

Buyer-Broker Compensation Is Separate

Simple Fee, 1% and 2% describe Uber Realty's listing-side compensation.

They do not automatically include compensation that may be paid to a broker representing the buyer.

Real estate broker compensation is negotiable and is not set by law.

Under current MLS rules, offers of buyer-broker compensation are not published in the MLS.

A seller can decide whether to authorize compensation to a buyer's broker, subject to the applicable written agreements and current rules.

Buyer-broker compensation can also be negotiated as part of a buyer's purchase offer.

Listing-Side Fee What you agree to pay Uber Realty for the listing-side services.
Buyer-Broker Compensation Any seller-authorized payment toward the broker representing the buyer.
Seller Concessions Money negotiated toward allowable buyer costs or other agreed expenses.
Repairs Money spent solving property issues before or during the transaction.
Taxes & Closing Costs Prorations, title, settlement and other transaction expenses.
Seller Proceeds What remains after the complete transaction is considered.

Questions Homeowners Usually Ask

Is the 1% Option a reduced-service listing?

Not under Uber Realty's current service model.

The 1% Option receives the same core professional representation and core marketing. The main difference between 1% and 2% is the additional hands-on, in-person property involvement included when needed under the 2% Option.

Is Simple Fee a limited-service listing?

No.

Simple Fee follows the same core service scope as the 1% Option. The material difference is the fixed-dollar listing-side fee and payment structure.

What does Simple Fee cost?

Under the current operating model, Simple Fee is $4,000 paid upfront or $5,000 paid at closing.

The written listing agreement controls the final payment and cancellation terms.

What does the 1% Option cost?

The listing-side fee is 1% of the final sale price under the current model.

Exact terms are controlled by the current written agreement.

What does the 2% Option cost?

The listing-side fee is 2% of the final sale price under the current model.

Exact terms are controlled by the current written agreement.

Does the 2% Option get better photography or better MLS exposure?

No.

The 2% Option is not a better-marketing package. It uses the same core professional marketing and representation, with additional hands-on property involvement when needed.

Does a more expensive home automatically need the 2% Option?

No.

The price of the property does not determine how much physical help the seller needs.

Can I use Simple Fee on a higher-priced home?

Potentially, yes.

The better question is whether the property and your circumstances fit the Simple Fee service scope under the current written agreement.

Will buyers still find a Simple Fee or 1% listing?

When the property is entered into the applicable local MLS and participates in the normal MLS and IDX marketplace, choosing a lower Uber Realty listing-side fee does not put the home into a separate buyer marketplace.

Different brokerages may use different supplemental advertising and marketing strategies, so this does not mean every brokerage markets every property identically.

Is buyer-broker compensation included in the 1% or 2% fee?

No.

Uber Realty's listing-side fee and any seller-authorized buyer-broker compensation are separate.

Does the seller have to offer buyer-broker compensation?

Broker compensation is negotiable.

A seller should evaluate the decision based on the transaction, the buyer's offer, applicable agreements and current rules rather than assuming one fixed percentage applies to every sale.

Who decides which option I use?

You do.
