Home Inspectors in Niceville, Shalimar & Fort Walton Beach
Home inspectors in Niceville, Shalimar and Fort Walton Beach can help you understand the home before you buy or prepare it for sale. Use this directory to contact providers for home inspections, wind mitigation, four-point reports, WDO inspections and septic or sewer evaluations.
Which home inspections should you schedule?
When arranging inspections for a home purchase, my starting recommendation is a general home inspection, a wind-mitigation report and a separate WDO inspection. Ask your insurance agent whether you also need a four-point report. The property, contract, lender and insurer determine what is required.
If the home inspection company does not provide or coordinate WDO work, schedule a qualified pest-control company separately. If the property has a septic system, ask about a septic evaluation. A sewer camera inspection is another service to discuss when there are drainage concerns or older drain lines.
Selling instead of buying? Start with whether a pre-listing inspection would help your sale. You do not need to order every inspection just because you plan to list.
Home inspection, wind mitigation, four-point and WDO: what is the difference?
- General home inspection: A broader review of accessible systems and components within the inspector's agreed scope.
- Wind mitigation: Documents wind-resistant construction features for insurance review. Available credits depend on the findings and policy. Read the wind-mitigation guide.
- Four-point: Focuses on the roof, electrical, plumbing and heating/cooling systems for insurance underwriting. It does not replace the general inspection. Read the four-point guide.
- WDO: A specialized inspection for wood-destroying organisms and related visible evidence or damage. Ask for the Florida real-estate WDO report, FDACS Form 13645. A general inspection is not a substitute. Read the WDO guide.
- Septic or sewer: Ask the specialist to describe the evaluation, access needed, written findings and anything excluded.

What to say when you call
“I am arranging inspections for a home at [address]. Please quote the general home inspection, wind-mitigation report and WDO inspection separately. My insurance agent will confirm whether a four-point report is needed. Can the appointments be coordinated? Who issues the WDO report? When will I receive the written reports?”
Also ask for a sample report, the inspector's license information, what is excluded and any charges for travel, extra buildings, pools, crawlspaces or return visits.
If you are under contract, give the provider your inspection deadline before booking. Leave time to receive the reports, ask questions and review findings.
Separate WDO inspection contacts
If your home inspector does not arrange WDO work, contact a pest-control provider and specifically request a real-estate WDO inspection and written report. Confirm the report, coverage area and delivery time.

Frequently asked questions
Can I get the home inspection and WDO inspection at the same appointment?
Sometimes. 1st Defense advertises WDO coordination through 1st Defense Pest Pros. Ask whether both inspections can be scheduled together. Confirm that the quote includes separate written reports and who performs each service.
Does every home inspector provide WDO reports?
No. A general home inspection does not replace the specialized WDO report. If your inspection company does not provide or coordinate it, book a qualified pest-control provider separately.
Does a four-point report replace a home inspection?
No. It focuses on four systems for insurance review. A general home inspection has a broader scope. Ask your insurance agent whether the four-point report is needed.
Do sellers need all these inspections before listing?
No. Choose the work based on the property and the questions you need answered. A targeted trade review may be more useful than a complete inspection in some situations. Start with the pre-listing inspection guide.
Can I choose someone who is not on this list?
Yes. You choose the provider. This directory is a starting point, not a ranking or a guarantee. Compare qualifications, sample reports, scope, price and availability.
Will a wind-mitigation report guarantee lower insurance costs?
No. It documents construction features for the insurer to review. Available credits and the total premium depend on the findings, coverage and insurer.
