Why the Calculator Works This Way
Do not let a calculator choose the winner before you enter the numbers
A fair comparison makes its assumptions visible. It does not quietly assign a high fee to another brokerage and a low fee to Uber Realty, then label the difference your savings.
Hold the transaction constant
Use the same expected sale price and the same buyer-broker assumption in both columns.
Change the listing fee
The purpose of this tool is to show how the listing-side fee changes the dollars.
Let the other proposal be what it is
If another brokerage quoted 2%, enter 2%. If it quoted a flat fee, enter the flat amount.
Let the math disagree with Uber Realty
If another listing-side proposal is less expensive, the calculator should show that too.
Separate Decision
Why buyer-broker compensation has its own field
Listing-side compensation and seller-authorized buyer-broker compensation are separate economic decisions.
Broker compensation is negotiable and is not set by law. Under current MLS policy, any seller-authorized payment to a buyer representative must be disclosed to the seller and authorized in writing. Offers of compensation cannot be made through the MLS.
A buyer may also ask the seller to pay buyer-broker compensation as a term of the purchase offer. Whether a seller agrees is a negotiation decision subject to the transaction, written agreements and applicable rules.
Do not use buyer-broker compensation to distort the listing-fee comparison
If you choose to model a buyer-broker amount here, the calculator applies the same amount to both scenarios. That keeps the listing-side comparison understandable.

Why doesn't the calculator automatically compare Uber Realty with 6%?
Because there is no universal 6% commission that every seller pays. Broker compensation is negotiable. Enter the actual listing-side fee from the proposal you want to compare.
Why doesn't the calculator default buyer-broker compensation to 2% or 3%?
Because no particular buyer-broker percentage should be treated as mandatory or automatically owed by the seller. Enter an amount only if you want to model that scenario.
Can I compare a flat listing fee with a percentage?
Yes. Choose the Uber Realty option you want to model and enter the competing proposal as either a percentage or a flat fee.
What Simple Fee amounts does the calculator use?
The current Uber Realty model is $4,000 paid upfront or $5,000 paid at closing. Exact terms are controlled by the current written agreement. If those terms change, this calculator must be updated.
Is the number labeled "difference" guaranteed savings?
No. It is arithmetic based on the amounts entered. It does not predict sale price, closing costs or the outcome of the transaction.
Does this estimate what I will receive at closing?
No. Use a seller net sheet to estimate proceeds after transaction-specific expenses and loan payoff are considered.

Should I choose the listing agent with the lowest fee?
Not from the fee alone. Compare the actual service, pricing advice, marketing, communication, offer analysis, negotiation and contract-to-closing responsibilities. Then decide whether paying more buys something your sale actually needs.
