Waterfront Homes Market Report: Niceville, Shalimar & Fort Walton Beach

A weekly look at waterfront detached single-family homes, separated by local market and by the kind of water buyers are actually choosing. This is not just a bedroom-and-square-foot report. Waterfront buyers may be comparing the view, boat access, privacy, entertaining space, shoreline utility and the identity of living on the water.

Waterfront creates scarcity. It does not erase price sensitivity.

Across the 18 waterfront closings in the trailing 90 days, the dollar-weighted sold-to-final-list ratio was 92.6%. At the same time, 17 of 33 current active listing records have already crossed 90 reported days on market. The water can make a property special. Buyers still decide what that specialness is worth.

Fort Walton Beach has 15 active waterfront listing records, more than either of the other two segments. Bayou frontage dominates, but the active set also includes bay, canal, Sound and Intracoastal descriptors. That gives a buyer more ways to trade price against view, dock utility and boating access.

The current median asking price is $2.459 million, but that is a statement about this week's nine-property active mix, not a value conclusion for Shalimar waterfront generally. Two of the three pending records are at 15 reported DOM or less, while five of nine active records are beyond 90 DOM.

What the ordinary market report misses

1. Water is not one feature

Bay, bayou, canal, Sound and Intracoastal frontage can create different buyer pools. The view may matter more to one buyer. Protected docking may matter more to another. A seller should know which experience the property is actually competing in.

2. Utility can matter as much as beauty

A wide view is different from a usable dock. Deep-water access is different from shallow protected water. Boat lift capacity, bridge clearance, seawall condition and access to open water can change what a buyer is willing to compare.

3. Waterfront is partly an identity purchase

At higher price points, buyers may be buying privacy, entertaining space, the ability to keep a boat behind the house, a distinctive view and the feeling of owning something scarce. That makes presentation and story more important, but it does not replace market evidence.

4. Aspiration still meets a number

The trailing-90-day sold cohorts in all three segments landed in a narrow range near 92% to 93% of the source final-list totals. This is an observed association, not proof that every seller should discount by the same amount.

Methodology and limitations

How this waterfront report is built

What is included?

The source is a Flexmls/ECAR Residential CMA and matching row-level CSV pulled Sept. 19, 2026 at 3:58 p.m. The query uses Residential property type, Detached Single Family subtype, selected Area 12 and Area 13 subareas, and a waterfront filter of Bay, Bayou, Canal or Gulf. Included statuses are Active, Cancelled, Expired, Pending, Sold and Temp Off Market. The source uses 1,100-day relative lookbacks for Under Contract Date and Sold Date and date filters for other statuses.

How are the three markets separated?

Niceville uses the source Area 13 cohort. Shalimar uses subareas 1209 - Poquito Bayou and 1210 - Shalimar. Fort Walton Beach uses the remaining Area 12 waterfront records in the source. This keeps Shalimar separate for the homeowner even though Flexmls places it inside the Fort Walton Beach area structure.

Why can waterfront-type counts overlap?

Flexmls can assign more than one waterfront descriptor to a listing. A property may be tagged Bay + Bayou, Sound + Intracoastal, or another combination. The type tables therefore describe how records are tagged; they are not mutually exclusive categories and should not be summed to recreate the city total.

Why not use one citywide median to price a waterfront home?

Waterfront samples are small and the mix can change quickly. Location, water type, frontage, dock utility, lot, view, size, condition, age and architecture can move the comparison set materially. These statistics provide context. They are not an appraisal or a prediction of one property's sale price.

What does "price capture" mean here?

Dollar-weighted price capture is sum(Sold Price) divided by sum(List Price) for the closed cohort. The List Price field is the source's displayed list price and is treated as final list for report purposes. It should not be described as the exact contract-date asking price unless the source proves that.

Waterfront seller FAQ

Questions that matter more on the water

Is bayfront automatically worth more than bayou or canal frontage?

No. The current data shows different price mixes, but the type label alone does not establish value. View, frontage, boating utility, lot quality, improvements and the competing homes available at the same time all matter.

Should I price my waterfront home from price per square foot?

Use price per square foot as context, not as the answer. Waterfront utility and scarcity can make two same-size homes poor substitutes for each other.

Does a dock guarantee a premium?

No. A dock can matter, but buyers may care about condition, depth, boat-lift capacity, permitting, bridge clearance and how quickly they can reach the water they want to use.

Why does Day 15 still matter on a luxury waterfront listing?

Day 15 is a review date, not an automatic price-cut date. The early question is whether the right buyers are engaging with the home and how the property compares with the other waterfront experiences they can buy.

Is this report enough to price my home?

No. It tells you what is happening around the waterfront market. Pricing one home requires a property-specific comparison that accounts for the water, the house, the lot and today's actual alternatives.

Your buyer is not shopping for "waterfront." They are shopping for a particular life on the water.

The job is to identify which homes are true substitutes for yours, what makes your water more or less useful, and where the current buyer has alternatives. That is the comparison that should drive a seller's next decision.
