Fort Walton Beach, Florida | Uber Realty LLC
1% Listing Agent Fort Walton Beach FL
Your house needs to attract buyers. Your listing fee doesn't need to be 3%.
Looking for a 1% listing agent in Fort Walton Beach, FL? Uber Realty LLC offers professional listing services for 1% of the sale price. You can also choose 2% with a 30-day paid advertising campaign for your property.
I'm Jim Whatley, broker and owner of Uber Realty LLC. I've sold hundreds of homes. Buyers don't buy a house because of the agent's name. They buy a house because it fits their needs, location, and budget.
It's the house, not the agent.
Here's what the services cost, what you get, and what you should know before deciding.
Start with the dollars
What does it cost to list my Fort Walton Beach home for 1%?
Uber Realty's 1% listing fee is based on your home's final sale price. Here's what that means if your home sells for $350,000.
1% of a $350,000 selling price. This is Uber Realty's listing fee.
2% of the selling price, only if you agree to pay that amount. Buyer-broker compensation is separate and negotiable.
Combined broker compensation in this example: $10,500, or 3%.
The 2% buyer-broker amount is an illustration, not a required or fixed rate. You decide whether to offer buyer-broker compensation and how much, subject to your agreements.
What about a $600,000 home?
On a $600,000 sale.
On the same $600,000 sale.
The Listing-Fee Difference
$12,000That's $12,000 less in listing-side fees when comparing 1% to an assumed 3% listing fee on the same $600,000 sale.
This compares listing fees only. It does not establish a typical local commission or guarantee a selling price or total net savings.
Choose the marketing
What's the difference between Uber Realty's 1% and 2% listing options?
Both include professional representation, pricing guidance, marketing, offer review, negotiation, and contract support. The difference is the additional paid advertising.
Traditional Marketing
1% Listing Option
1%- Property-specific pricing and preparation guidance
- Professional photography under the listing scope
- MLS listing and distribution to major real estate websites
- Showing coordination and communication
- Offer review and negotiation guidance
- Contract support through closing
- Direct broker accountability
What is not included: the 30-day property-specific paid advertising campaign.
Enhanced Marketing
2% Listing Option
2%Everything included in 1%, plus a 30-day paid advertising campaign for your home.
- Paid 30-second YouTube property video campaign
- Google Search advertising
- Facebook and Instagram advertising
- LinkedIn advertising
- Digital display advertising
Campaign scope and platform availability are subject to the written agreement. Paid advertising does not guarantee a higher price or faster sale.
On a $600,000 sale, the difference between 1% and 2% is $6,000. Is the additional advertising worth that amount? It depends on the house, the competition, and what you want the campaign to accomplish.
I won't recommend paying more simply because the option exists.
For the complete scope of both services, review Uber Realty's current listing options.
The sale price question
Will my house sell for less if I use a 1% listing agent?
A lower listing fee does not automatically mean a lower sale price. It also does not guarantee the same sale price.
Buyers compare houses. They look at location, condition, floor plans, photographs, features, and asking prices. They search Zillow and other property websites themselves. Many also work with buyer's agents.
That means the house still has to compete for the buyer's attention.
These are the questions that matter.
- Are we asking a price buyers can support?
- Does the house compare well with other available homes?
- Do the photographs show the property accurately?
- Is the home reasonably easy to show?
- Are we prepared to evaluate offers and negotiate the terms?
A higher listing fee does not answer these questions for you.
My job is to help you prepare, price, present, and sell the house, then manage the transaction. Those responsibilities don't disappear because you choose 1%.
No agent can promise a sale price, number of offers, or time on the market.
From listing to closing
How does selling my home with Uber Realty work?
We look at the house.
I'll review the property, its condition, improvements, comparable sales, and competing listings. We'll discuss what you want to accomplish.
We agree on a price and plan.
We'll discuss any preparation that makes sense, select the listing option, and review the agreement before you sign.
We put the house on the market.
We prepare the listing, arrange photography included in the scope, enter the property into the MLS, and coordinate showings.
We review and negotiate offers.
Purchase price matters, but so do financing, inspections, appraisal terms, seller-paid expenses, contingencies, and closing dates.
We work toward closing.
Inspections, repairs, appraisal, title issues, and deadlines can affect the sale. Contract support remains part of your 1% listing service.
I've sold hundreds of homes. My experience is there to help you make informed decisions. I'll explain your choices and give you my recommendation. You decide.
Beyond the listing fee
Are there other costs when I sell my Fort Walton Beach home?
Yes. The listing fee is only one part of the cost of selling.
Other costs may include seller-authorized buyer-broker compensation, seller concessions, repairs, documentary stamp taxes, title and settlement charges, prorated property taxes, and mortgage payoff amounts.
Florida imposes documentary stamp tax on deeds under applicable law. You can read Florida Statutes Section 201.02 for the legal provisions.
For another local example, read what it actually costs to sell a home in Shalimar in 2026.
The number that matters is what you keep.
Your selling price is not your take-home amount. Before you decide, you should understand the expected expenses and estimated money remaining after closing.
Pricing your property
How do I know what my Fort Walton Beach home is worth?
We start with the homes buyers can choose instead of yours.
That includes relevant closed sales, active competition, and other market activity. A waterfront house near Elliott Point should not automatically be valued the same way as an interior house in Kenwood. Even houses on the same street can vary in condition, updates, layout, and value.
You can follow local activity in the Fort Walton Beach real estate market report.
That report provides market context. Your house still needs its own analysis.
Do you also help homeowners in Shalimar?
Yes. Uber Realty works with sellers in Fort Walton Beach, Shalimar, and Niceville.
If you're selling in Shalimar, start with the Shalimar home-selling guide.
The listing options are the same. The pricing and preparation advice should reflect the house and its local competition.
Why Uber Realty
Why does Uber Realty charge less than some other listing agents?
Because I don't believe the listing fee should be based on what the industry has traditionally charged.
Technology has changed how buyers find homes. Buyers can search properties, compare photographs, watch videos, and research neighborhoods before speaking with an agent.
That doesn't eliminate the need for good representation. Pricing, preparation, negotiation, and managing a contract still take experience and judgment.
But it raises a reasonable question.
Why should every homeowner pay a higher listing fee when the work and marketing they need may cost less?
That's the question behind Uber Realty.
I built this brokerage to give homeowners a choice. The goal is to help you sell your house well and keep more of your money.
It's the house, not the agent.
Talk directly with the broker
Can I talk with Jim before deciding?
Yes. Tell me about your house, what you're trying to accomplish, and when you'd like to sell.
I'll review the property, the competition, and the likely selling situation. Then I'll explain whether I think the 1% or 2% option makes sense for your home.
You don't have to decide from a website.
