St. Andrews Village is part of Bluewater Bay, but the neighborhood name does not describe one uniform group of homes.
North, East, South and West sections appear in current property records. Homes also differ in age, lot size, floor plan, association structure, condition and relationship with the golf course.
That means the closest St. Andrews sale is not automatically the best comparable.

“St. Andrews Village” Is Not Enough Information
Current property records identify several St. Andrews Village sections, including North, East, South and West.
Those sections include homes from different construction periods and with different lot and property characteristics.
The section helps define where the comparable search should begin.

Verify the legal subdivision or section before copying an HOA fee, covenant, amenity statement or comparable from another St. Andrews listing.
