Bluewater Bay's current association directory separately identifies Parkwood Estates, Parkwood Circle, Parkwood Court, Parkwood Cove and Parkwood Lane.
That matters when selecting comparable sales and gathering association information.
Two listings can both use the word Parkwood while belonging to different associations or property groups.
Verify the legal subdivision, recorded phase and association before copying a fee, covenant, restriction or comparable from another Parkwood listing.
The Phase Is Useful Evidence
Current property and listing records identify multiple Parkwood Estates phases.
That does not mean a phase automatically determines value.

Current Florida records identify Absolute CAM Services as its registered agent.
The Bluewater Bay association directory also currently lists Absolute CAM Services for Parkwood Estates.
Association information can change, so do not hard-code today's dues into an evergreen seller page.
Condition Can Create a Large Difference Between Nearby Homes

Verify the actual installation date, permit history and condition.
HVAC
Original, aging and recently replaced systems can create very different buyer expectations.

Document the actual age and type rather than assuming it from year built.
